Hopefully the landlord will have a clause in the AST stating that there will be annual review of the rent.  If so, write the tenant(s) referring to this clause stating that the new rent will be £x from date.  It is best to give two months’ notice for this.

Alternatively the tenant and landlord can come to a mutual agreement on the new rent, and both sign a statement (normally a letter) stating the new rent is £x, from date.  Both parties should keep copies of this agreement.

The very best way is to use a Section 13 notice.  This is then legally binding, although the tenant can appeal to the First Tier Tribunal (FTT) within 6 months.  The FTT will ask the Valuation Officer Agency (VOA) for the typical rent.
